Ideal for office condos or small businesses that are currently leasing and looking to buy. An easy alternative to tough SBA lending. Lower LTV available for lower credit scores.

Applications that don't qualify for this program are reviewed for other available programs with emphasis on debt service coverage, property value and location.

Higher LTV programs 95-97% Loan to Value are available for full documentation.
 
 
 

Multi-Family, Apartment Lending, Commercial Use


Property management owners, landlord, individual and corporate investment owners are now able to take advantage of excellent Fixed Rates (3, 5, 10 or 15 year fixed) with an option of 25 or 30 year amortization for better annual return on Apartment, MultiFamily, Office Building, Retail, Mixed Use, Warehouse, Light Industrial, Self Storage and any other conventional commercial property types.

Programs are available for owner occupied or non-owner occupied investment commercial properties, for Acquisition or Refinance transactions. Loan to value ranges from 75-80% for conventional programs and can go up to 90% in certain cases. Mid credit qualification must be at 660 to 680+, higher credit score offers better rate. Lower loan to value is available for lower credit scores. Required debt service coverage ratio must be within 1.20x to 1.25x.

Private financing is readily available for properties with cash flow issues, credit limitations, bridge financing, and unusual property types.
